| Feature | Bank | Finevo Mortgage Broker |
|---|---|---|
| Lender options | One lender — the bank itself | 40+ lenders compared in one application |
| Cost to you | No direct fee | No direct fee — paid by the lender on funding |
| Product flexibility | Limited to that bank's programs | Access to A-lenders, B-lenders, and credit unions |
| If you're declined | Application ends there | Can pivot to a different lender or program |
Comparison is general in nature. Individual bank programs and broker commission structures vary; a licensed advisor will confirm the specifics that apply to your application.
Mortgages Built for Calgary Homeowners
Calgary's housing market spans everything from downtown condos to sprawling suburban acreages, and each property type comes with its own financing considerations. We regularly help buyers and homeowners across quadrants and communities including Downtown, Beltline, Bridgeland, Kensington, Bowness, Signal Hill, Mahogany, Seton, Aspen Woods, Tuscany, Auburn Bay, and Mount Royal, matching mortgage structures to the realities of the local market — new-build financing, condo reserve fund reviews, and infill and acreage lending among them.
Because our advisory team is Calgary-headquartered, we understand how local market cycles, appraisal timelines, and lender appetite shift across neighbourhoods — and we use that to your advantage when structuring your financing.
Moving to Calgary?
Relocating from another province or country adds extra questions to an already big decision. A Finevo advisor can walk you through financing as a newcomer or interprovincial mover, so you can plan your move with a clear budget in hand.

Frequently Asked Questions
Clear answers to the questions Calgary homeowners ask most about working with a mortgage broker.
A mortgage broker gives you access to rates and products from 40+ lenders in one application, while a bank can only offer its own products. For most Calgary buyers, a broker's ability to compare the market means a better shot at the lowest available rate — at no cost to you, since brokers are paid by the lender, not the borrower.
In the vast majority of cases, no — Finevo is paid a commission by the lender once your mortgage funds, so there is no fee to you for standard residential mortgage financing. An advisor will always disclose any exception up front before you commit to anything.
Under current federal rules, you need a minimum of 5% down on the first $500,000 of the purchase price and 10% on the portion between $500,000 and $1.5 million; homes above $1.5 million require at least 20% down. These minimums apply nationwide, including Calgary, and a Finevo advisor can map out a down payment plan specific to your situation.
Most A-lenders look for a credit score of 680 or higher for the best rates, though options exist for scores in the mid-600s and below through alternative and B-lenders. Your score is only one part of the picture — income, debt levels, and down payment all factor into approval, so it's worth speaking with an advisor even if your credit isn't perfect.
Ninety to 120 days before your maturity date is the ideal window to start comparing offers, since your lender's renewal letter is rarely their best rate. Calgary homeowners who shop their renewal across multiple lenders often secure meaningfully better pricing than simply signing the auto-renewal.
A decline from one bank does not mean you can't get a mortgage — different lenders have different qualification criteria, risk appetites, and programs. As an independent broker, Finevo can often place declined applications with an alternative lender or B-lender by restructuring the application around the specific reason for the decline.
Yes. Finevo Lending Group Ltd. is a licensed mortgage brokerage authorized to operate in Alberta, powered by Dominion Lending Centres. You can review our full provincial licensing details on our licensing page.
Finevo is licensed to serve borrowers across several Canadian provinces in addition to Alberta, including Ontario, British Columbia, Manitoba, New Brunswick, and Nova Scotia. Our Calgary-based team works with clients locally and across the country.
Yes. Finevo works with lenders offering business-for-self programs for self-employed Calgarians and newcomer mortgage programs for permanent residents and many work-permit holders. These programs use alternative documentation when standard tax-line income or Canadian credit history doesn't tell the full story.
A pre-approval can often be completed within a day or two once you provide your income, down payment, and credit information. Getting pre-approved before you shop gives you a clear budget and makes your offer more competitive in Calgary's market.
